Booking
To
make a booking please first check for availability by emailing
us at

Your
requested dates will then be provisionally reserved for a period
of 10 days to await receipt of your booking form and initial down
payment of 20% of the total cost of your stay. A receipt will
then be sent to you via email. The balance of the full payment
and a refundable security deposit of £200/$350 is due 8
weeks prior to arrival.Where upon directions and further instructions
regarding your stay will be emailed to you.
Rates
Our
Villa is available for rent at $900/£550 per week (7 nights)
and $3400/£1870 per month (4 weeks)
Pool
heat is an additional $85/£55 per week.
A
one of cleaning charge is made for the whole of your stay regardless
of length of time of £50/$80 dollars.
All
prices quoted are subject to 10% Florida Tax to be added to the
cost of your stay.
NOTE:
We can also offer cot hire, booster seat and buggies for a small
charge. Please ask for details.
NEW:
We can also offer golf packages for use of the four golf
courses on the rotonda at special rates for guests. Please ask
for details.

Booking
Conditions
1.
General
No
more than 6 people are permitted to stay at the villa during the
rental period. At least one member of the party must be over 21
years of age and the person filling out the booking form and paying
the initial down payment must be a member of the party occupying
the villa. Keys are available for collection from the Management
Company office with a lock box system; the combination will be
provided once all payments have been received.
The
villa will be available from 3pm on the day of arrival and must
be vacated by 11.00am on the day of departure. There are no pets
permitted in the villa and you are asked not to smoke inside the
home. In addition you must allow the owner and their agents reasonable
access to the property to carry out any essential maintenance
during your stay.
2.
Payment
An initial down payment of 20% of your total holiday cost must
accompany the booking form, which is non-refundable. The outstanding
balance of the rental price must be paid in full 8 weeks prior
to the rental start date in US dollars or Pounds sterling.
Along
with the outstanding balance, a refundable security deposit must
also be paid to the value of $350 US Dollars/£200 Sterling
This will be refunded back to you within 45 working days of departure
from the home after our Management Company has accounted for any
breakages, shortages, damage, excess utility bills or any neighbourhood
nuisance fines which occurred during the rental period.
3.
Cancellations
If you wish to cancel the booking, you must inform the owner immediately
by telephone or email followed by written confirmation. In such
circumstances we reserve the right to recover the rental charges
as follows:

weeks notice - 25% of the total rental charge
4/5
weeks notice - 50% of the total rental charge
Less
than 4 weeks notice - 75% of the total rental charge
If
the security deposit has already been paid, this will be refunded
back to you.
In
the event that we are forced to cancel your booking due to events
outside our control, we reserve the right to cancel the booking
at any time and will only be liable to refund monies already paid
by you.
4.
Care of the home
For rentals over two weeks the Management Company will carry out
inspections by appointment at appropriate intervals. In the event
of any breakages, losses or damage to the property you must inform
the Management Company immediately. You may be liable to pay the
full cost of any breakages, losses or damages to the property.
Please take good care of the home during your stay and clean it
regularly. Please leave it in a tidy condition on the day of departure.
Our management company will undertake a final clean after your
departure and launder bed linen and towels as necessary.
5.
Neighbourhood Nuisance
The home is located in a Deed Restricted Community which has strict
rules regarding neighbourhood nuisance. The Residents Association
has the power to impose fines for non-compliance. In particular
noise should be kept to an acceptable minimum between the hours
of 10 pm and 8 am.

. Holiday Insurance We strongly recommend that you and the members
of your party purchase an adequate insurance policy for the duration
of your stay.
7.
Safety
Please observe the safety rules listed in the information book
held in the villa and please ensure that you fit the pool baby
guard provided if there are small children in the party to ensure
child safety at all times. No Glassware is permitted within the
lanai dining area. For your safety please use plastic picnic ware
around the pool edge.
8.
Management Company
If you have any needs of enquiries, please contact our local management
company.
9.
Welcome Pack
In addition to the standard tea / coffee / creamer welcome pack,
we can arrange to have the fridge stocked with your favourites
and other essentials upon your arrival but there will be an additional
charge. Please ask for details.
10.
Special requirements
Should you have any special requirements, you will be able to
detail these on the booking form. We will endeavour to meet your
needs, however; certain requests may incur additional charges
and certain requests may, unfortunately, be unavailable. We will
contact you with the specific details following receipt of your
booking form.
